What We Do
One Stone Realty is a private commercial real estate firm based in Atlanta, Georgia. We develop luxury apartment communities in secondary and tertiary markets in the southeast U.S. We pursue multifamily development specifically as a means of providing our co-venture partners with alternative investment opportunities.
Our development philosophy begins with a focus on people. We are intentional in our decision-making about who to do business with, whether it be a land seller, design consultant, co-development partner, investor, management company, etc.
By making a substantial co-investment in each project that we develop, we seek alignment of interest with our investment partners who are namely sophisticated high net worth individuals or family offices.
One Stone Realty engages 3rd-party general contractors for its building activities and 3rd-party managers for its property operations. We apply a disciplined approach to site selection and design-cost analysis to development exceptional assets at best-in-class locations.
Lead Principal
Joe Mackey has more than 25 years of industry experience and has been involved in projects with a combined value of over $1 billion, including multifamily, single-family residential, retail and mixed-use developments.
Joe’s activities have encompassed design, acquisition, development and adaptive reuse of more than 2,500 multifamily units in the Southeast U.S. Joe served in various finance, development and investment advisory roles, including his work with Atlantic Residential, Kaufman Capital Partners, Grandbridge Real Estate Capital, Arbor Commercial Mortgage, Intermark Development, and Greystone Servicing Corporation.
Joe earned a Bachelor of Science in Economics and a Master of Real Estate Development (MRED), both from Auburn University. Joe is a licensed real estate Broker in Georgia, a LEED Accredited Professional, and serves as Strategic Property Advisor for the Andrew P. Stewart Center, Inc.
